A new piece of the city, open on all sides.

The winning scheme of a Design Excellence Competition, the project was recognised for its clarity of thinking and its ability to balance density with generosity, creating a tall residential building that contributes meaningfully to public life.

More than a tower, the proposal is shaped around its ground plane. All four edges of the site are activated, with landscaped through-site links, fine-grain hospitality spaces and civic rooms that connect George Street to the Parramatta River. Movement, gathering and connection are prioritised, reinforcing the public realm as an integral part of daily life in the city.

Homes shaped by light and air.

Above, a slender tower form supports high-quality homes filled with light and air. Apartment layouts are guided by orientation, outlook and natural ventilation, creating calm, liveable spaces that respond to climate and place. The architecture avoids uniformity, allowing the building to breathe while maintaining a strong civic presence within Parramatta’s evolving skyline.

The project also engages carefully with its context, including the adjacent heritage-listed Harrisford House. The building’s form, setbacks and public spaces are shaped to respect heritage while strengthening the relationship between old and new.

Environmental performance is embedded in the architecture from the outset. The compact floorplate supports strong solar access and cross ventilation, reducing reliance on mechanical systems and contributing to long-term sustainability.

188 George Street reflects a vision for tall residential living that is open, connected and generous. It is a project shaped as much by the life of the city at ground level as by the homes above, offering a considered model for density as Parramatta continues to grow.
